Most cost overruns start with a weak contract. We prepare tender documents, evaluate bids and finalise contracts that cover scope, payment terms, variations, delays and defect liability. So when the contractor asks for extras eight months later, the answer is in the contract you signed.

Procurement Management

Choosing the cheapest vendor is often the most expensive decision. We plan procurement against your site schedule, shortlist vendors with real capacity, negotiate rates and manage delivery. So material reaches site when the drawing is ready and the labour is on hand.

Project Integration

A large project has an architect, structural consultant, MEP, contractors and a dozen subcontractors. Someone has to keep everyone aligned. That is what we do. Drawings coordinated, RFIs closed, decisions logged, no one waiting on anyone.

Time Management

If there is a delay, you should hear about it in week two, not in month five. We prepare a realistic master schedule, track progress every week, and give you a written report on where you are gaining time, losing time, and what corrective action is in progress.

Quality Management

Defects caught at material inwarding cost you nothing. The same defects caught after handover cost you buyer complaints and rework. We inspect materials, run stage-wise checks during execution, and sign off snag lists before handover. Every check recorded and defensible.

Cost Management

The number in the tender and the number in the final account should be close. We prepare accurate BOQs, evaluate every variation against contract scope, verify every RA bill before you release payment, and reconcile the final account. So you are not paying for extras that were never really extra.

How we work

How we run your project, from brief to handover.

Brief and scoping

We understand the project you want to build, the budget you have approved, the timeline you need, and the constraints of the site. Signed off by you before anything else moves.

Planning and contracts

We prepare the DPR, BOQ and tender documents. Bids are evaluated and contracts finalised before you sign anything. Scope, payment terms and variation rules are locked in at this stage.

Coordination and execution

Architects, structural, MEP and contractors are coordinated through us. Drawings are aligned. Site work moves as per the master schedule, with a senior engineer on the ground every week.

Monitoring and reporting

Cost, time and quality are tracked every week against the baseline. You get a written report each Friday showing where the project stands, what is at risk, and what corrective action is in progress.

Handover and closeout

Snags are cleared. The final account is reconciled. Documentation, warranties and completion certificates are handed over. You take possession of a project that matches what you approved.
